Unless a trusted friend or family member referred your agent or broker, you should make a background check. Make a research about the developer as well, their reputation and previous projects. Take note of its finished projects, the turnover timeframe, and issues raised by customers. After which, you can now check the permits and license with the proper government agency that handles such inquiries. You can inquire through either email or phone.
Do not be too complacent
This does not mean that you have to be worried about your target property all the time. Just make sure that you always leave a doubt that something might not be running smoothly behind your back. Do not give cash or check payment to your agent because they do not have the authority to accept payment. Check the documents and read the contracts once you have them. Do not sign papers that you do not understand and make sure to ask about the things and processes that you do not fully understand. It is also suggested that you bring a lawyer with you if necessary.

Do not base everything you know by the picture and imagination. To make sure that you have an idea about the property you are buying, its location, and current developments. This way, you can decide whether or not the location is a good place to invest in and a safe place to raise your children.
Visit the Real Estate Developer’s office
Sometimes, it is very inconvenient to visit the office but it is still part of your responsibility. Do the payment in the office only and do not transact with anybody else unless authorized. This is also the best time to talk to in-house agents to inquire about the latest development of the project.
