Your PHP 500 Path to Your Dream Home (Limang Daang Piso ang Daan Papunta Sa Pangarap mong Bahay)

What is Drawlots? “Where the Home Buyers and Sellers both win”,  is a gamified crowdfunding platform partnership of Drawlots and Investphil Realty designed to deliver its two main goals; the first is to transform how properties are sold, acquired, owned and traded as an asset or investment; and second, is to enable the people who cannot afford to buy their own homes, who do not have any access to financing, to be able to acquire their dream homes with the help of the platform.  

How DOES it work? (Paano sumali?)

1. One home will be raffled off for each DRAW. And each DRAW has a limited number of tickets sold only. Unlike a sweepstakes that is open to selling an unlimited number of tickets, with us, your chance of winning is far greater. And for every draw, there is a sure winner.  

2. Raffle tickets are to be purchased solely from our website or dedicated social media pages. All participants must register. The information required will be used by us to validate the winner after the draw.  

3. Each contestant may purchase a maximum of ten tickets only per DRAW.  

4. A winner for a specific raffle will be drawn, using a quantum random number generator, once all the tickets for that specific raffle have been sold. All participants of that specific raffle will be notified once a winner has been drawn. 

5. For this campaign, the winner will not pay any capital gains tax, transfer fee or winner’s tax. This is part of the prize. In certain properties, the 20% winner’s tax may be charged to the home-winner. 

6. Investphil will facilitate the entire legal process in order to ensure a smooth transfer of ownership. This is our T2T or Ticket-to-Title program.

1.  All raffles are open to all Filipino citizens, regardless of current residency. At least 18 years old. 

2. Foreign nationals will be permitted to participate in raffles for condominiums wherein the unit does not exceed the 40% maximum allocation of the development.

How does the DrawLots Raffle Work?

What is a Quantum Randomizer?

We use a digital Randomized Raffle system as a means of awarding the property to the Ticket Buyer. We employ a digital randomizer to make the system fully automated and outside of human interference. This program is designed by a third party and we have no access to their system, thus, no one in DrawLots or Investphil can tamper with the system. We truly have no control over who will win. We cannot edit the winning entry.   So, make sure your complete name, address and all the pertinent details are correct during the creation of your account, because once you win, and there are discrepancies in the details, it might invalidate your win.  

RAFFLE MECHANICS:

1. RAFFLE PRIZE

Each property will be assigned a Draw Lot (DL) No. to distinguish it from other properties on the platform.

2. NO. OF TICKETS FOR SALE: Strictly limited e-tickets are available for each draw.

3. HOW TO JOIN:

a.   Each participant MUST provide their complete Name, Address, Phone Number, Email, TIN         number and a valid government ID number. The original ID will be required for presentation for our verification if your number is drawn. 

b.   Proof of Payment must be sent to us. A digital Raffle ticket will be emailed to you upon our confirmation of your payment. This is your valid entry into the raffle.

4. QUALIFIED TO JOIN:

All those who have purchased and paid their tickets within the selling period. The raffle is open to all Filipino citizens from all over the world, however for homes that carry a Condominium Certificate of Title instead of Transfer Certificate of Title, a foreign national may enter and win the prize for as long as it falls within the prescribed maximum of 40% allocation of a condominium development. 

5. DISQUALIFIED TO JOIN

Participants who are employees of Draw-Lots, Investphil, its affiliates or subsidiary companies including their families, their relatives up to the 2nd degree of affinity or consanguinity or anyone else professionally connected with this program are disqualified to join.

6. RAFFLE PERIOD & DURATION

Raffle duration is dependent on the date the first ticket is bought, and raffle draw will immediately and automatically happen once all tickets (100%) are bought. This is will be a maximum of 60 days.  

7. RAFFLE TICKETS

a.  All raffle tickets are electronically-generated, digitally represented.  

b.  Each participant is limited to a maximum of ten (10) tickets per draw.  

c.  All e-tickets are valid for single draw only, limited to the specific draw chosen by the buyer. In case of a Draw Failure and a Re-Draw is required, the ticket holders will be  automatically issued a new e-ticket for the Re-Draw.  

d.  All non-winning tickets are not qualified for any of the succeeding draws.  Raffle tickets are non-refundable, non-transferrable, non-convertible to cash. 

8. PAYMENT PROCEDURES

Raffle tickets can be purchased online via debit, credit or e-wallet. Payment centers may be authorized later for purchase of tickets, but all participants must have an account on the platform.  

9. RAFFLE DRAW PROCEDURE

a.   DrawLots will be using electronic randomizer program to draw the winning e-tickets.  

b.  The Draw will be triggered automatically once the 100% TICKET SOLD status is achieved. No human intervention will be needed during the draw.  

c.   All participants, the winner, the Home-owner, or their Broker will be receive digital notification: via email and SMS. 

d.  The Draw transaction status will remain open until the Winner is drawn. 

10. NOTIFICATIONS

a. DRAW STATUS: All participants will have access to the status of the ticket sales in our website or social media pages so they can keep abreast on what is happening with the Raffle that they joined. 

b.   DRAW PARTICIPANTS: All participants (ticket buyers, home-owners, listing broker) will be notified of the actual winner of the Raffle they joined. They will also be notified of the Draw status, i.e.: 

  • Pending – tickets are still being sold and has not reached the 100% ticket sales yet 
  • Drawn – a participant will get this notification if they lost. 
  • Winner- the name, picture and location of the winner 
  • Closing – the status of the draw within the 60-day claim period,  
  • Done - when the transaction has been finalized between Owner and Home-Winner and all necessary documentation has been signed between Winner, Owner and Draw-Lots,  
  • Draw Failure (if applicable) – when the Home-Winner rejects the prize, an automatic message is sent to all participants together with their choices to “Join Re-Draw” or “Join a New Raffle” (See Draw Failure clause below) 
  • Re-Draw status and other pertinent information – follows the same procedure as above. (See Re-Draw clause below) 

c.   WINNERS: The Winner is notified immediately via email and SMS. The Winner will be provided with the contact information of the Home-Owner or the listing Broker for them to meet and finalize the transaction. Winners are given 60 days to claim the prize (see item Claiming of the Prize clause below). If the 60 days is up without the clearance from the Winner, the Draw will automatically be declared a “Draw Failure” and a Re-Draw will be triggered. (See Winner’s Responsibility below). 

d.   PROPERTY OWNER: The Property owner will be notified of the name and contact information of the Winner so they can coordinate and finalize the Raffle. 

e.  LISTING BROKER: If the property is listed in the Draw-Lots platform via the accredited broker, it is the listing broker’s job to provide the assistance to both the Home-Owner and Home-Winner to facilitate the proper documentation and turn-over of the property. 


11. CLAIMING OF THE PRIZE

a.  Home-winner will be required to submit two valid government-issued ID to Draw-Lots and the Home-seller for verification.  

b.  The winner is given sixty (60) days to claim the prize, sign the clearance and quitclaim with Draw-Lots. Only then will the Draw be declared “Completed” and the proceeds be released to the Home-Seller.  

c.  If the winner fails to do so within this time period, the draw will be declared null and void (Draw Failure) and a new raffle (Raffle Re-Draw) will be immediately initiated.  

12. WINNER'S RESPONSIBILITIES

a.   Pay the 20% Winner’s Tax, if and when applicable.  

b.   Full compliance on the documentary requirements to establish the identity of the Winner. Two valid government IDs must be submitted to Draw-Lots and presented to the Home-Owner/Developer.  

c.   Winner, with our assistance, must conduct a site inspection and assessment of the property, and when deemed acceptable, must complete the necessary Completion Documents. See below.  

d.  Completion Documents comprises of the Copy of the Tax payment, Prize Acceptance Form, Clearance and Quit Claim documents. All these must be duly filled out and submitted to Draw-Lots.  

e.  Once the Winner submits a duly signed Prize Acceptance, Clearance and Quit-claim document in favor of Draw-Lots, the Draw is considered finalized and finished. This triggers the release of the proceeds of the raffle to the Home-owner/Developer.  

f.  INDEMNITY: Both Home-Seller and Home-Winner shall indemnify Draw-Lots from any losses, damage, legal repercussion that arise after the Clearance and Quit-Claim document is signed. Furthermore, Draw-Lots shall not be held responsible for claims of any nature whatsoever for any loss, damage, illness, bodily injury including death of any customer arising out of participation in the program or the use of the prizes thereafter.  

g.   Acceptance of the prize will be deemed as consent by the winner to use his/her name in all related publicity and use his/her photographs in all publicity connected with the Promotion without additional charge or permission.  

13. PRIZE RESTRICTION

a.   Non-convertible to cash, non-transferrable.  

b.   A home-winner can only win once, and will be unable to join any other raffle program for a period of one (1) year. 

14. WINNER'S TAX

a.   The 20% winner’s tax is the responsibility of the home-winner.*  

b.  Except for prizes valued below PHP 1 Million where Draw-Lots & Investphil will take care of the Winner’s tax.  

15. DRAW FAILURE

The raffle will be considered a Failure based on the two reasons: 

a.   The prize was misrepresented by the Seller or the Broker

b.  The winner cannot comply with the Winner’s Tax payment

16. RAFFLE REDRAW

Previous participants’ tickets are automatically included in the new draw.

a.  If the reason for the Re-Draw is due to the Seller fault, the prize will be withdrawn from the platform until the deficiency is corrected. Until then, the prize cannot be raffled off. In this case, the ticket buyers including the Winner can then choose to apply it into another raffle of the same category immediately, or at any time of their choosing.  

b.  If the reason for the Re-Draw is due to the Winner’s default, a new raffle for the prize will be automatically done, but the Winner’s ticket is automatically disqualified.  


17. ADVERTISTING AND PUBLIC INFORMATION

All advertising done will be online, and in social media. All promotional campaign materials will be geared towards total transparency. Draw results can be viewed online, in real time, at DrawLots/Investphil website and social media pages. All subscribers are notified of all the pertinent event updates.  


CONTROL MEASURES

ASSURANCE OF PARTICIPATION  

Each ticket bought is assured an equal opportunity to get drawn as each of the other tickets. This is can be verified through the following measures:   

  • Ticket buyers can have a view of the list of participants included in the draw, however, only last name, initial of first and middle name, and city location will be identified in the listing. No private data can be accessed. List is based on last name and listed alphabetically.  
  • Ticket buyers can only access ticket buyer’s list in the draw they participate in.  
  • Ticket buyers and Home-Owner/Developers access are limited to VIEW only. They will not be able to alter or delete any information in the system  


RAFFLE DRAW TICKET VALIDITY  

Each Raffle Lot will indicate the digitally assigned Lot No. The digital tickets will be emailed to the ticket buyer. This is the official raffle ticket.

Each Raffle Lot will have limited number of tickets sold per draw. The odds of winning is at the lowest of 1 in 2000, or at the highest of 1 in 600. 


                                                 DRAWING OF WINNERS                                                         

Draws are automatically triggered and drawn via an electronic/digital randomizer program created by a third party where DrawLots or Investphil have no affiliation with. Only one ticket can win the prize in each raffle. A raffle winner can only win once for a period of one (1) year regardless of how many raffle tickets they buy and how many draws they joined.   


DRAW FAILURE  

All draws will end up with a winner. In case of Draw Failure (see Raffle Mechanics), the home prize will be put back into the raffle pool where the original ticket buyers need not buy a new ticket for the Re-Draw. Unclaimed home-prizes do not get forfeited in favor of the company, rather, it gets either put back into the raffle pool for re-draw. 

 

DRAW TRIGGER  

The Draw is triggered once the 100% ticket sold status is reached. Ticket sale counter is also automatic.    CUSTOMER RELATIONS:  Customers with complain and queries can reach this hotline by dialing (02) 8882-8336. This hotline is available 24/7.
